***Occasionally it is necessary to move our guests to a different “compatible” site before your arrival.  You will receive an email the day before your arrival to confirm your site.

– Full payment required at time of reservation for daily and weekly guest.

-First month rent required for monthly reservation, as well as $100 deposit for electricity.

Refunds/Cancellations

– A full refund, minus reservation fees, will be given if daily/weekly reservation canceled at least 7 days ahead of your arrival date
– A 50% refund, minus reservation fees, will be given if daily/weekly reservation canceled less than 7 days ahead of your arrival date 

– NO refunds given on cancellations made on day of arrival , early departures, or monthly reservations.

– Please give us at least 7 days notice when ending a long term reservation.

Arrivals & Departures

Please remember to verify your spot on the “Upcoming Reservation” email as sites do change on occasion.

General Rules
– Quiet hours are from 10:00 pm to 7:00 am
– We reserve the right to refuse service to anyone
– We do not guarantee the same site, if you choose to extend. Please call or check with the reservation portal for possible extension
– If payment is not received by the close of the 3rd day after due date, power and water is subject to be turned off. 
– While on the property, please put all cigarette butts and trash in the proper container
– Smoky Hill RV Park is in no way liable for any loss or damage by fire, wind, theft, accident or any other cause to the personal possessions of tenant or their guests.
– Place garbage in plastic bags, tie, and place in the dumpster by the office
– We reserve the right to refuse continued residency privileges to “offenders” of park rules
– Guests are responsible for the actions of their visitors
– Owner reserves the right to change the rules without notice

Parking and Vehicles
– Two (2) vehicle limit on each site plus your RV, unless prior arrangements have been made.  Extra fees may apply
– All vehicles must be in operational condition with proper registration and tags.
– Do not allow any vehicles to protrude from RV site into the flow of traffic
– The speed limit in the park is 10 mph
– No Parking in vacant RV sites
– No Parking in grass or concrete pad at sites (campers, trailers or vehicles).

Rig and/or Site Appearance
– All spaces must maintain a CLEAN appearance

– Space around and under RV shall be kept neat and free from rubbish, trash, and other items. Garbage shall be promptly taken to the dumpster by the guest.

– We reserve the right to refuse service to any rig based upon its appearance and/or condition

-The electric, plumbing, sewer, and heat/air must be in workable condition.

– It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping

– Outdoor items should be neat and orderly

– No generators, refrigerators, freezers, coolers, and other storage containers are allowed on your site. Storage containers under rig allowed if maintained in neat appearance

– Keep all cords, cables and hoses coiled and bundled

– No light duty extension cords allowed

– No tarps

– Sites that are not kept to these standards will be subject to a $20/week fine

-Washing of vehicles and RVs is NOT allowed.

Pet Rules
– All pets to be on a leash in owner’s hand at all times while walking in the park
– Clean up after your pet
– Pets are not allowed in the buildings
– Pets must not dig holes or otherwise create an unsightly appearance on lot
– Pets are not to be left unattended outside the RV
– Constant or frequent barking will result in you being asked to leave

Long Term (Pay Monthly Guest)

-Automatic payment for long term guest will occur each month thereafter, of the date of your arrival, with your payment method on file.  

-Please give a minimum of 7 days notice if you plan to end your long term stay at the end of your monthly cycle.  This prevents your payment on file from being automatically charged for the next month, and allows us to work out a possibly more economical stay for you, until your final departure date. PLEASE BE AWARE, YOU WILL NOT GET A REFUND IF YOU LEAVE AFTER YOUR MONTH HAS BEGUN FOR  THE NEXT BILLING CYCLE. Prior arrangements MUST be made.

– There are no refunds for early departures on long term stays.  Please contact us with ANY questions beforehand.

_ Your electric meter will be read on your departure date. The electric deposit will be applied as payment to the amount due.  Any remaining balance will be charged to your payment method on file.  In the event that you have a credit, it will be refunded to your payment method on file.

Electricity
– Electric is included in daily and weekly rates
– Monthly guests are required to pay a $100 deposit and will pay for their electricity usage at the current market rate. Meters will be read on the first of every month. Your payment method on file will charged automatically. You will receive a notification of upcoming and successful payments.

Cable  $25/mo 

-Cable box available at office.  If cable box not returned upon departure, you will be charged $75.  

Late Payments
– $10.00 daily late fee may be applied beginning the day after due date and will continue until full payment is received 

– Electricity payments are due on the 5th. Payments not received by the 5th will receive a 10% late fee.

– Monthly reservations that are over 7 days late on payment will lose access to electricity and be subject to eviction

– Registered Sex Offenders are not allowed as long term guests
